10 Questions to Ask a Brokerage Before You Sign

The short answerBefore you join a brokerage in Nova Scotia, find out exactly what you'll pay whether you sell or not, who supports you on a live deal, and how paperwork and compliance are handled. Ask to talk to agents who work there now. The right fit matters more than the headline split.

Every brokerage looks good in a recruiting meeting. These questions get past the pitch to what your day-to-day will actually be like, whether you’re newly licensed or thinking about a move.

The money

1. What do I pay, and what’s included?

Ask for the commission split or fee plan in writing. Then ask what you get for it: marketing, signs, technology, admin help, training. A lower split with more included can leave you ahead.

2. What do I pay in a month when I don’t sell anything?

Desk fees, technology fees and franchise fees add up, especially in your first year when deals are slow. Know your fixed monthly cost before you sign.

3. Does my split improve as I grow?

Some brokerages use caps or tiers that reward production. Ask how it works and how many agents actually reach the higher tiers.

Support and training

4. Who answers my questions on a live deal, and how fast?

When an offer comes in at 9 p.m., you need a broker or experienced agent who picks up. Ask who that is and how they’re reached.

5. What happens in my first 90 days?

Look for a real plan: training sessions, shadowing, scripts, and someone checking in. “We have an open-door policy” isn’t a plan.

6. What lead sources are there, and what do they cost?

Ask whether the brokerage provides leads, how they’re shared, and whether there’s a referral fee on those deals.

Paperwork and marketing

7. How is compliance handled?

Every deal file needs the right documents, including FINTRAC identification and records. Ask how files are reviewed and what tools you use to keep them complete.

8. Will the brokerage market my listings?

Ask whether your listings go out on the brokerage’s social media and website automatically, or whether that’s all on you.

The fit

9. What happens if I ever leave?

Listing agreements are made with the brokerage, not the individual agent. Ask how listings and pending deals are handled if you move on, so there are no surprises later.

10. Can I talk to agents who work here now?

This is the most useful question on the list. Agents will tell you what the recruiting meeting won’t. A brokerage that’s confident in its culture will happily connect you.

Take the list with you

Bring these questions to every brokerage you meet and write the answers down. Compare them side by side afterward, not in the room.

Common questions

Is it OK to interview more than one brokerage?
Yes. Brokers expect it, and a good one will encourage you to compare. Meet two or three before you decide.
When should a new agent start talking to brokerages?
Before you finish the licensing course. Your broker signs your licence application, so choosing early avoids a delay once you pass the exam.
Does a higher commission split always mean more money?
No. Add up every fee you pay, including desk, technology and franchise fees, then compare what's left at the number of deals you realistically expect to close.
